Choose Your Membership Route
RICS offers two professional membership grades. We provide training and support for both routes across all five surveying pathways.
MRICS
Member of RICS - Chartered Surveyor
The gold standard in surveying. MRICS demonstrates your ability to provide reasoned professional advice, exercise independent judgement, and take responsibility for complex decisions. Required for signing Red Book valuations and senior leadership roles.
- RICS-accredited degree (or equivalent) required
- 5 years relevant experience if no accredited degree (Preliminary Review route)
- 12 or 24 months structured training (APC)
- Case study, submission, and 60-minute interview
- Competencies assessed at Levels 1, 2, and 3
- Use the title "Chartered Surveyor"
AssocRICS
Associate of RICS
A professional membership grade recognising technical competence and practical skills. Ideal for professionals who want RICS recognition while building towards chartered status, or whose roles are primarily technical or operational.
- Diploma, HND, or relevant experience accepted
- Minimum 12 months professional experience
- Structured online assessment
- Competencies assessed at Levels 1 and 2
- Stepping stone to MRICS chartered status

Both AssocRICS and MRICS candidates can train across any of the five pathways below. Each pathway is supported by specialist assessors with current industry experience who understand the specific competency requirements and assessment criteria for your chosen route.
Valuation
The Valuation pathway is designed for professionals providing valuation advice across all property sectors. This pathway focuses on developing expertise in property inspection, measurement, and the application of RICS Red Book valuation standards. Candidates will develop the skills to provide accurate, compliant valuations for various purposes including secured lending, financial reporting, and investment.

- Inspection (Level 3) - Property inspection techniques and reporting
- Measurement (Level 2) - Measurement of saleable/lettable areas
- Valuation (Level 3) - RICS Red Book compliant valuations

Commercial Real Estate
The Commercial Real Estate pathway covers the principal sectors of retail, office, industrial, and leisure property. Key areas of activity include purchase, sale and leasing, property and asset management, landlord and tenant relationships, valuation, property investment advice, development appraisals, and real estate finance. Two routes are available: Commercial Property Management or Real Estate Agency.

The Residential pathway is designed for professionals working in residential property valuation, sales, lettings, and management. This pathway covers mortgage valuations, HomeBuyer Reports, estate agency practice, property management, and tenancy legislation. Candidates develop expertise in providing accurate residential valuations and professional advice to homeowners, buyers, landlords, and tenants.

The Project Management pathway is for professionals managing construction and property development projects. This pathway is increasingly in demand across Sub-Saharan Africa, the Middle East and North Africa.
